How is a monthly mortgage payment calculated?
Monthly payment M = P × [r(1+r)^n] / [(1+r)^n − 1], where P is the loan principal, r is the monthly interest rate (annual rate ÷ 12), and n is the total number of monthly payments. This formula gives you the fixed monthly amount that pays off the loan in full over the term.
What is not included in this mortgage calculator?
This calculator computes principal and interest only. A real monthly payment also includes property taxes, homeowner's insurance, and possibly Private Mortgage Insurance (PMI) if the down payment is less than 20%. Add roughly $200–$500/month for these costs depending on location and home value.
What is an amortization schedule?
